A fairway view is only part of the appeal of Arizona golf community living. For buyers exploring luxury homes across the Phoenix metro area, the decision also involves the club experience, neighborhood atmosphere and overall value.
The latest available reports offer useful perspective. ARMLS’s September report, covering August sales, shows broadly stable metro pricing, with median price per square foot down 1.12% from a year earlier. These are marketwide figures; individual luxury golf communities require a closer look at their own comparable sales.
Luxury homes also deserve realistic expectations about timing. Realtor.com’s August report puts the median time on market for Phoenix-Mesa-Chandler million-dollar listings at 82 days. That suggests buyers have time to evaluate options and sellers should approach pricing and presentation thoughtfully. This measure covers metro luxury listings, rather than golf communities alone.
For private-club buyers, evaluating the membership should be part of evaluating the home. Silverleaf, for example, offers separate Golf and Clubhouse memberships—a reminder that different membership categories deliver different experiences. Before purchasing, confirm availability, initiation fees, ongoing dues, approval requirements and any transfer terms directly with the club.
